A mid terrace Victorian 5 bedroom house on two floors. It is less than a mile from the Surrey Institute of Art & Design. It also makes it within reasonable walking distance for the centre of Farnham. The rooms are mainly large and airy and furnished with country pine furniture. Parking is available by separate arrangement for 2 cars at the rear of the property for £3.00 per week each. There are hard wired smoke alarms and the appropriate extinguishers and fire blanket are installed in the house. Rents vary according to the size of rooms and range from £112.97 to £120.35 per week if payment is made by a bank standing order. (See room rental charges below for details). A local manager is employed to look after the property and the interests of the tenants as well as the landlord.
The landlord will need to verify the certificate of residence and a copy of it should be sent with your accommodation reservation.

Monthly rent includes access to common areas and designated room
A legally binding 12 month Assured Shorthold Tenancy Agreement (AST) will be signed by each of the tenants. This will begin on 1st September 2022 and end on 31st August the following year.
A refundable reservation fee of £100 per room is to be sent with the Accommodation Request form. This £100 reservation fee is refundable 7 days after the Assured Shorthold Tenancy Agreement (ASTA) has been signed. The signing of the ASTA must be signed within 14 days of our receipt of the £100 reservation fee. The reservation will not be returned once the ASTA has been signed and the tenant decides thereafter not to proceed with tenancy agreement. A signed Guarantee Form, which we will send to your designated Guarantors, as per the Accommodation Request Form, will also need to be returned to us prior to the signing of the ASTA.
A security deposit of £450.00 per room is applied. This is refundable at the end of the tenancy once any damages / losses / breakages /cleaning of stained carpets (if necessary) /cleaning of cooker (if necessary) and/or any outstanding bills have been accounted for. In accordance with Chapter 4 of the Housing Act 2004 related to deposit taking, this will be insured with MyDeposits. An insurance certificate to confirm this will be presented to tenants at the start of the agreement.
A telephone line is available, but arrangements, connection and billing will be at the tenants’ expense.
A Provisional detailed Inventory will be sent to all tenants of the property with a copy of the signed ASTA. A detailed Inventory will be given to each tenant of the property on the commencement of their tenancy, and a further copy will be added into a “Blue Book” which will remain in the property for the tenancy year.
